As the Senior Operations Manager, you'll take charge of the day-to-day operations and facility management for a vibrant portfolio of office and retail properties. Leading a skilled team in administration, maintenance, and security, you'll ensure smooth operations and build strong relationships with tenants, service providers, and the business community. About the Role
- Plan, schedule, and oversee daily operations, teams, and contractors to meet professional property management standards and legislative requirements.
- Foster a positive culture, support team performance, conduct regular meetings, and implement initiatives for employee growth and engagement.
- Contribute to annual budgets, forecast capital expenditures, and track maintenance costs.
- Supervise preventative maintenance programs, equipment repairs, and inventory, ensuring quality and timely execution.
- Evaluate and manage third-party contracts, assess service quality, and recommend changes to maintain market competitiveness.
- Oversee team training on safety, emergency procedures, and job-specific requirements while ensuring compliance with relevant regulations.
- Address tenant issues, investigate incidents, and ensure proper documentation and resolution through the Salesforce database.
- Manage work orders, scheduling, payroll, security operations, and reporting, ensuring smooth operations and adherence to company policies.
Experience
- Property Management or Facilities Management designation (e.g., CPM, RPA, FMA) is preferred.
- Minimum 7 years in multi-tenant commercial property management (office/retail mix) and 7+ years leading teams of 10+ employees.
- Proficiency in HVAC, plumbing, electrical systems, energy management, and knowledge of building codes, health and safety, and related regulations.
- Strong team-building, problem-solving, and communication abilities to foster collaboration and resolve tenant concerns effectively.
- Experience with building services, security operations, automated systems, and managing tenant renovations or capital projects.
- Expertise in budgeting, operational reporting, and financial planning for property management.
- Proficiency in building automation, access/security systems, Microsoft Office, and CRM tools like Salesforce and NetSuite.
- A customer-first mindset, professional demeanour, and the ability to manage tenant relationships with care and diplomacy.
